Part 2 of 3

I waited.

“It was authorized two days after Margaret’s hospital records indicate she had lost the capacity to approve financial transactions.”

I closed my eyes.

“Who authorized it?”

Susan’s answer was quiet.

“Caroline.”

I sat in Margaret’s favorite chair for a long time after the call ended.

Then I asked Susan to prepare everything needed to demand repayment and protect the estate.

I wasn’t going to spend the rest of my life pretending I hadn’t seen the documents.

Three weeks later, a white luxury SUV pulled into the cabin driveway.

Caroline climbed out first, wearing sunglasses and a cream-colored coat. Derek followed with a folder tucked under his arm.

I watched them from the living room window.

They looked around the neglected exterior with the same expressions they’d worn at the funeral.

Caroline approached the porch.

“Dad, we’re done playing games. You’re going to listen to us today.”

Derek held up his folder.

“We’ve spoken to someone about your situation. You need to be reasonable.”

I opened the front door.

“Then come inside.”

Caroline stepped across the threshold.

Her smile vanished.

PART 2 — THE VALUE OF WHAT SHE COULDN’T SEE

“What on earth did you do to this place?”

Caroline stood in the entryway, staring at the polished floors and renovated kitchen.

I closed the door behind her.

“Nothing. Your mother left it this way.”

Derek walked past her and examined the fireplace, the built-in shelves, and the large windows overlooking the woods.

“This must’ve cost a fortune,” he muttered.

“Margaret always had good taste.”

Caroline turned toward me.

“Then why didn’t she tell me she’d renovated it?”

“You’ll have to ask yourself why she didn’t want you to know.”

Before she could answer, Susan emerged from the study with a man in a gray suit.

He was the forensic accountant Margaret had hired.

Derek stopped smiling.

“What’s this supposed to be?”

Susan gestured toward the dining table.

“We need to discuss several financial transactions involving Margaret’s accounts.”

Caroline folded her arms.

“You invited us here for an ambush?”

“You came without an invitation,” I reminded her.

“Oh, don’t start acting clever, Dad. We came because we’re worried about you.”

Susan opened a folder.

“Then perhaps we can begin with the money transferred to Derek’s company.”

Derek’s expression changed immediately.

“I don’t know what you’re talking about.”

The accountant placed several bank records on the table.

“These payments were made over approximately eight months. Many were categorized as maintenance or administrative services. We’ve been unable to identify supporting contracts or invoices for a substantial portion of them.”

Caroline glanced at Derek.

“Mom approved those expenses.”

Susan slid another page forward.

“This transfer occurred after the medical records indicate Margaret could no longer authorize it herself.”

Caroline stared at the document.

“I was handling her finances. She trusted me.”

“You were authorized to pay legitimate expenses on her behalf,” Susan said. “That doesn’t mean you were authorized to transfer money to your husband’s business without a valid purpose.”

Derek touched Caroline’s arm.

“Don’t say anything else until we speak to our attorney.”

I looked at him.

“That’s probably the first sensible thing you’ve said since you got here.”

He frowned.

“Robert, don’t get carried away. You have no idea how complicated business expenses can be.”

“Then you’ll have no trouble explaining them.”

Caroline pushed back her chair.

“Are you seriously accusing me of stealing from my own mother?”

“I’m asking why more than a million dollars left her accounts while she was receiving cancer treatment.”

“She wanted to help us!”

“Did she?”

“Yes! She knew Derek’s company was struggling. She wouldn’t have wanted us to lose everything.”

Susan glanced at the accountant.

Caroline seemed to realize what she’d admitted.

“I mean, she supported the business. She always had.”

“Then your attorney can provide the documentation,” Susan replied.

Caroline looked at me with tears beginning to form.

“You’re really going to drag your own daughter through court over money?”

I studied her face.

“You told me your mother spent forty-three years carrying me. You told me I should be grateful for a broken-down cabin. And now you’re asking me to overlook what happened to her savings because we’re family.”

“Dad, that’s not fair.”

“Neither was taking money she needed while she was sick.”

Derek stood.

“Enough. We didn’t come here to be interrogated. Keep your lousy cabin. We don’t need anything from you.”

I opened the second folder Susan had brought.

“I’m glad to hear that.”

I placed the preliminary property appraisal on the table.

Derek glanced at it.

Then he picked it up.

His brow furrowed.

“Ten and a half million?”

Caroline reached for the page.

“What?”

She read the valuation, then looked toward the windows.

“This can’t be right.”

Susan spoke calmly.

“The property includes nearly fifty acres, a natural spring, and land with significant conservation value. The figure is preliminary and subject to further appraisal.”

Caroline looked at me.

“You’re telling me this cabin is worth more than my beach house?”

“The surrounding land may be worth more,” Susan said.

Derek sat down again.

I watched Caroline’s expression change.

Only minutes earlier, she’d been threatening to question my ability to manage my affairs.

Now she was studying the document as though she were trying to work out how much of it she could claim.

“Mom should’ve left this to me,” she said.

The words came so quickly that I don’t think she even considered how they sounded.

“She left you a seven-million-dollar house,” I replied.

“But this is worth more!”

I let the silence settle.

“And that’s what matters to you.”

Caroline’s cheeks reddened.

“Don’t twist my words. I’m her daughter. I should’ve known about the land.”

“Your mother owned it. She made her choice.”

“Well, maybe she wasn’t thinking clearly toward the end.”

Susan looked up sharply.

“Margaret’s estate planning was reviewed and properly executed while she had full legal capacity.”

Caroline ignored her.

“Dad, we can work something out. You’re not going to use fifty acres by yourself. Derek knows people who could develop part of it.”
